The honest answer is that nobody can price a basement flood from a description, and anyone who does is guessing or quoting a number they will revise later. What you can do is understand how the number is built, so you can read a quote and tell whether it is complete.
Why square footage alone tells you nothing
Two basements of identical area can differ by an order of magnitude. One has two inches of clean water on a sealed slab, extracted the same morning, dried in three days. The other has the same two inches of sewage across finished carpet and drywall, discovered after a weekend.
Same area, same depth. The second requires containment, protective equipment, removal of carpet, pad, drywall, insulation, and trim, regulated disposal, and a longer drying cycle. The variable is not size.
The line items on a mitigation invoice
- Emergency call-out and assessment — moisture mapping and scope documentation.
- Extraction — by area and depth, higher for contaminated water.
- Controlled demolition — flood cuts, carpet and pad removal, baseboard and insulation removal, usually by linear or square foot.
- Disposal — by volume, and substantially higher for contaminated material.
- Cleaning and antimicrobial application — by area.
- Drying equipment — air movers and dehumidifiers, per unit per day. This is the line that grows.
- Monitoring — daily moisture readings for the duration.
- Contents handling — moving, cleaning, or off-site storage, priced separately.
Many firms price from standardised industry estimating software, which is also what insurers use. That is generally a good sign, because it makes the quote comparable rather than invented.
The five things that move the number most
Water category. The largest single multiplier. Sewage means protective equipment, containment, more demolition, and regulated disposal.
How finished the basement is. Unfinished with a sealed slab may need extraction and a few days of drying. Finished means carpet, pad, drywall, insulation, trim, and built-ins each generating removal decisions.
Elapsed time. Cost tracks hours. Material dryable at hour four is removed at hour forty.
Access. Narrow stairs, no walkout, and long hose runs add labour at every stage.
Drying duration. Equipment bills daily, so anything extending the dry-out extends the invoice.
Three separate jobs, three separate bills
This is where most surprise comes from. Mitigation is extraction, demolition, and drying — stopping the damage. Source correction is fixing whatever let water in. Reconstruction is replacing the drywall, flooring, and trim that came out.
A mitigation quote does not include the other two. Ask explicitly which of the three you are being quoted for, and get the others separately.
Reading a quote properly
Ask whether disposal is included, whether daily monitoring is included, how many days of equipment are assumed and what happens if drying takes longer, whether contents handling is in scope, and whether the figure covers reconstruction.
Be careful with a firm price offered before anyone has seen the source and depth. Be equally careful with an open-ended arrangement with no assumptions stated. A good quote states its assumptions and tells you what changes them.
